What Documents Are Required for Buying an Apartment?
So, let's first talk about the list of documents that will be required from you so that you can buy property in Ukraine. The basic list is pretty simple:
- Passport or another document proving your identity. Usually this is a passport, and it will need to be translated in advance and the translation notarized;
- TIN. This is a mandatory condition for concluding almost any contracts in Ukraine. This document is obtained from the local tax office. Our team organizes its receipt in the shortest possible time;
- Marriage certificate or divorce certificate (if any);
- If you have a wife/husband, you will need written consent from her/him. Usually, it can be signed directly at the notary during the transaction or issued in the form of a power of attorney in advance.
In addition to the documents that you must have on hand during the transaction, you will have to think in advance about opening a bank account to conduct the transaction. And this is a long process, taking into account compliance. Our team takes on all support, including assistance with opening an account in advance.

What Documents Should the Seller Have When Selling an Apartment?
When buying property in Ukraine, you should not only know what documents the seller must have with them (the notary will check their availability), but also check them in advance. Here is a basic list of what the seller must provide:
- extract from the register of rights;
- passport and owners extract from the registration of the place of residence;
- owners TIN;
- property valuation.
For these purposes, you may need to request other documents for the apartment from the seller before the deal itself. For example, a technical passport to check the structure of the apartment or a certificate of persons registered in the apartment. It is also worth asking for a certificate or documents that the apartment has no debts on utility bills, because these debts will pass to you.
They also check the owner of the apartment. After all, if there are several of them, this can greatly complicate the matter. Consent to the sale must come from everyone. It is important that the owner is present at the transaction and has the right to conclude such a transaction. This can be done through a power of attorney, such cases are not rare, but have a certain amount of risk.
Important! In the process of preparing the documents, depending on the situation, the list can be significantly expanded. We might also need an inheritance contract, life support contract, technical passport and other documents. We will develop for you a complete list of necessary documents after consultation and understanding of your situation.
